How the estimate works

LineFormula
Booked nights365 × occupancy
StaysBooked nights ÷ average stay
Gross incomeBooked nights × nightly rate + stays × cleaning fee
Net incomeGross − platform fees − management − cleaning costs − other costs

The result is net operating income: before the mortgage, depreciation and income tax. Plug it into the cap rate calculator or the DSCR calculator.

Large group homes earn differently

A five-to-seven-bedroom home commands a much higher nightly rate than a two-bedroom, and groups often book weekends, holidays and events well ahead. But stays are shorter and turnovers bigger, so cleaning costs per stay are higher, and furnishing and wear cost more. Model the cleaning cost per stay carefully.

Frequently asked questions

How much can I make renting my house on Airbnb?

Multiply the nights you expect to book by your average nightly rate, add cleaning fees, then subtract platform fees, cleaning, management and running costs. The calculator does this. The inputs that matter most are occupancy and rate, so base them on comparable homes nearby.

What occupancy rate should I use?

Use the occupancy of comparable homes in your area across a full year, not just the busy season. If you have no data, run the calculator at two or three levels to see the range.

Does the estimate include the mortgage and taxes?

No. The result is net operating income before the mortgage, depreciation and income tax. Occupancy and sales taxes collected from guests are usually passed through and are not income.

Do I need a permit to rent short-term?

Many cities and counties require a permit, business license or tax registration. Check before you list. Our guide to short-term rental permits covers what to check.
